Mudhouse, the Charlottesville roaster, opened its sixth store at 1119 King Street in July 2026 and roasts in house, with syrups made in house too. Hypergoat Coffee Roasters sits off the main drag on N. Payne. Beyond the roasters, ESP Tea & Coffee on King rotates prints by local artists on its walls and leans into chai and matcha; Turkish Coffee Lady brews in a traditional copper cezve; LaPluma at 1000 Cameron Street is a coffee shop on the ground floor with a Central American wine bar upstairs; and two well-known arrivals, maman at King and Washington in the old Foxtrot space and Tatte on the 500 block of King, bring a pastry-first cafe format to the neighborhood.

Bakeries and pastry counters

The bakery side of Old Town skews French. Eclairons is a family-owned pastry shop that moved into the former Firehook Bakery space and runs a coffee bar alongside the eclairs, quiche and croissants. maman and Tatte both build their menus around the pastry case, so they double as bakery stops on the King Street walk. MidnighTreats at 110 S. Payne handles the cookie end — an all–plant-based bakery known for oversized cookies, plus vegan donuts and oat-milk ice cream. And Pitango, better known for gelato, keeps a bakery counter going at the same time — worth knowing if you want a pastry down by the waterfront rather than up on King.

Ice cream, gelato and frozen custard

Six shops in this guide are built around the frozen case, and they are genuinely different from one another rather than six versions of the same thing. The Creamery, on the 100 block of King a block from the river, has been scooping at 110 King Street since 1984 and bills itself as Alexandria's longest-running ice cream shop — and it does real frozen custard alongside a long flavor list that keeps Southern staples like banana pudding and lemon custard in rotation. Van Leeuwen opened at 400 King Street in June 2026 with its French custard-style base. Jeni's is on S. Patrick, and Pop's Old Fashioned sits down on the waterfront. For gelato, Pitango at 115 S. Union makes its gelato and sorbet with organic milk and rotates around twenty flavors, and Casa Rosada on S. Chocolate, fudge and candy

Kilwins at 212 King Street is the obvious stop and the most fun to watch: fudge, caramel apples, caramel corn and waffle cones all made on site in the open kitchen, on a block that gets heavy foot traffic. Lily's Chocolate & Coffee on the 600 block of King is the small, family-run alternative and pairs its chocolate with an espresso bar, which makes it a useful hybrid stop if half your group wants coffee and the other half wants dessert. MidnighTreats on S. Payne rounds out the sweets category away from the main strip.

Where they are: Metro end, middle, waterfront

King Street runs roughly a mile downhill from the Metro station to the Potomac, and the coffee and sweets cluster in three loose bands. The upper blocks near the station hold Mudhouse at 1119 and Misha's at 917. The middle stretch is the pastry belt — maman at King and Washington, Tatte on the 500 block, Lily's on the 600, Van Leeuwen at 400 as you get closer to the river. The bottom of King and the waterfront hold Kilwins at 212, The Creamery at 110 and Pop's at 109 facing each other on the 100 block, Pitango at 115 S. Where to actually sit down

Seating in Old Town is tighter than the storefronts suggest, and policies vary shop to shop. Mudhouse made the distinction explicit when it opened: it built a couch-filled room called The Chambers with no outlets at all, deliberately, to keep that space for conversation rather than laptops — its other seating has power. Misha's has free wifi and outdoor seating, and ESP has outdoor tables as well. Weekend mornings on King Street fill up quickly once the walking tours start, so if you need a table for an hour, aim early or head to the shops a block off the main street. Hours and seating rules change; check with the shop before you settle in.

What's new in 2026

This part of Old Town has turned over quickly in the last year. Van Leeuwen opened at 400 King Street on June 18, 2026. Mudhouse followed on July 29, 2026, at 1119 King, bringing a direct-trade program that traces back to the company's own farm in Panama. Eclairons has settled into its new home in the former Firehook space. maman opened at 701 King Street in December 2025, in the former Foxtrot space. If you are working from an older list, it is probably missing at least two of these.

A one-mile sweet walk down King Street

If you want to do this in one pass, start at the top and walk toward the water. Coffee at Mudhouse on the 1100 block, then Misha's at 917 if you want to see the roaster. Pastry at maman around Washington Street or Tatte on the 500 block. Chocolate at Lily's on the 600, or fudge at Kilwins at 212 as the blocks get busier. Finish with ice cream at The Creamery near the foot of King, or cut right on Union to Pitango for gelato before you hit the waterfront. It is about a mile end to end, downhill, and every stop on it is counter service — no reservations needed.
